Our approach to building finance tools
CrunchFigure exists for a narrow purpose: to build the most accurate, clearly explained calculator for each financial decision that turns on a single threshold. Most money calculators try to be everything at once. We'd rather build one tool that gets the PMI removal date exactly right than ten that get everything roughly right.
What we make
Every tool on this site is free, runs entirely in your browser, and never asks you to create an account or hand over personal details to get a result. The calculations happen on your device — nothing you type into a calculator is sent to us or stored on a server.
We focus on the moments where a precise number matters: when private mortgage insurance can be cancelled, whether a recast is worth the fee, which way of borrowing against equity costs less, whether a rental property clears a lender's coverage ratio. These are decisions where being off by a little has a real cost.
How the tools are built
Each calculator implements the same standard finance math that lenders, servicers, and underwriters use — fully amortizing payment formulas, month-by-month interest accrual, and the specific rules tied to each decision (for example, the Homeowners Protection Act thresholds for PMI). We publish the formula on every tool page so you can check our logic against your own loan documents instead of trusting a black box.
We write the explanatory content to be genuinely useful on its own — what the numbers mean, which thresholds lenders actually use, and how to change an outcome — rather than as filler around a widget.
What we are not
CrunchFigure is an educational resource, not a lender, broker, or financial advisor. We don't sell loans, take referral fees from lenders, or collect your information to market to you. The tools produce estimates based on the inputs you provide. For decisions about your specific situation, the right next step is always a conversation with your servicer, loan officer, or a licensed professional.
